Expert Bathroom Remodeling in Forest Hill, Richmond

Forest Hill is the clearest mid-century neighborhood we work in. In the 23225 zip, Census estimates for 2020–2024 show 55.8% of the housing built between 1950 and 1989, with the 1970s the single largest decade at 17.1% and the 1950s tied with it. Under 10% predates 1940. That gives us houses with slab or crawlspace plumbing, single-storey runs, and bathrooms that are usually accessible without opening a party wall — a genuinely easier starting point than anything east of the river.

What we see in Forest Hill bathrooms

Mid-century houses have their own failure pattern, and it is fairly predictable:

• Original 1950s to 1970s bathrooms on their first fit-out, with a single tub-shower and a small vanity
• Fibreglass and acrylic tub-shower units from later decades that have gone brittle and flexed away from their surround
• Sheet vinyl over particleboard underlayment that has taken water at the toilet base and gone soft without showing it
• Crawlspace waste runs with adequate access, which is good news, and adequate fall, which is not always
• Bathrooms sized for a 1960s household and used by a 2020s one

Richmond water is softer than most people assume

The city draws its drinking water from the James River and publishes what it measures. The 2020 water quality report gives hardness as 76 parts per million; the 2019 report gives 64 ppm. In grains per gallon that is about 3.7 to 4.4 — moderately hard, near the bottom of that band. Those same reports put pH at 7.76–7.83, alkalinity at 53–55 ppm, total dissolved solids at 125–139 ppm and sodium at 12.2–16.6 ppm. The 2023 report notes the city ran 58,000 tests on more than 15,000 samples that year.

Why it matters in a Forest Hill house: scale is what shortens the life of a shower cartridge, a thermostatic valve and the inside of a tap, and at these levels it is a slow problem rather than an urgent one. Figures quoted for Richmond hardness vary depending on the source, and several of the numbers circulating are well above what the city itself reports. If you are considering treatment equipment, size the decision against the city's published testing. We do not install water treatment, but we would rather you spend the money on the valve than on a device you may not need.
