Expert Bathroom Remodeling in Carytown, Richmond's Premier Bathroom Remodelers

Carytown falls inside the 23221 zip, and 23221 is the most uniformly old housing area on our map. Census estimates for 2020–2024 put 45.2% of the housing here before 1940 and 77.5% before 1960, with no measurable share built since 2020 and only about 2% built in the whole 2010s. Almost nothing has been added and almost nothing has been replaced. The practical consequence is that when we open a bathroom wall on one Carytown block, we can usually predict what is behind the wall two doors down.

What Carytown bathrooms are usually hiding

A housing stock this consistent produces a consistent problem list:

• Original 1920s and 1930s bathroom layouts where the tub, toilet and sink are on three different walls and every one of them is a separate drain run
• Wall tile bedded in mortar rather than set on board, which is heavier, thicker and far less forgiving to cut into than most people expect
• Lath and plaster behind that tile, so any opening is a plaster repair as well as a plumbing repair
• Vent stacks that were adequate for two fixtures and are marginal once a second bathroom was added upstairs
• Vanity and door clearances that stopped meeting anyone's expectations decades ago

Check the hardness number before you buy anything to treat it

Richmond's drinking water comes from the James River, and the city's own published water quality reports give the numbers. Hardness was reported at 76 parts per million in the 2020 report and 64 ppm in the 2019 report. That works out to roughly 3.7 to 4.4 grains per gallon, which lands in the moderately hard band and at the lower end of it. The same reports put alkalinity at 53–55 ppm, pH at 7.76–7.83, total dissolved solids at 125–139 ppm and sodium at 12.2–16.6 ppm.

Hardness figures quoted for Richmond vary quite a lot depending on where you look, and some of the numbers in circulation sit well above what the city measures and publishes. If you are sizing anything to condition the water in a Carytown house — a softener, a filter, a scale device — it is worth pricing it against the city's own tested figure rather than a general regional estimate, and worth noting the sodium reading while you are at it. We do not sell or install water treatment equipment, but we do see what scale does to a shower valve, and at these levels it is a much smaller factor here than it would be in a hard-water city.
